Cyprus wills, probate and trust lawyers in Paphos

Our English-speaking lawyers in Paphos advise on Cyprus wills, probate and estate administration for local and international families. We assist executors, administrators and beneficiaries with Cyprus assets and cross-border coordination. The first review considers the will or foreign grant, family and jurisdictional position, assets and liabilities, and any urgent property, court or institutional deadline.

A Cyprus will should make the next steps clearer

A Cyprus will can be a sensible part of planning for property, family wealth or business interests in Cyprus. It should not be prepared in isolation. Nationality, residence, family circumstances, existing overseas wills and the location of assets can all change the answer.

Where succession planning overlaps with a home or investment property, we coordinate the will with the Cyprus property work. Where separation, children or family arrangements affect the plan, we also consider the connected family-law issues.

Who needs a Cyprus wills or probate lawyer?

This service is for people preparing or reviewing a Cyprus will, and for executors, administrators, heirs and beneficiaries dealing with Cyprus property, bank accounts, company interests or other estate assets. It is particularly relevant where the family, assets or existing wills involve more than one country.

Personal advice, care and responsible oversight

Evi Papacleovoulou TEP is a Partner and Cyprus lawyer at Cyprus Law Chambers and Vice Chair of STEP Cyprus. The firm advises international families on Cyprus wills, probate, estate administration and trusts, coordinating with relevant overseas and tax advisers where required.

As a boutique Cyprus firm, we provide personal attention and a named point of contact. A client’s matter is not treated as an anonymous file or left to an unsupported junior review. We agree the scope, understand the client’s objective, identify the documents and risks, and maintain appropriate lawyer oversight while the wider team supports preparation, communication and follow-through.

Cyprus advice for international and cross-border plans

Our expertise is Cyprus law, applied to clients whose lives and businesses often cross borders. We help coordinate the Cyprus aspects of relocation, immigration and residence, property, company and commercial arrangements, employment, tax registration, wills and estates, and disputes. Our memberships and professional relationships with global law associations, international networks and partner professionals broaden the jurisdiction-specific insight and contacts available when a matter crosses borders. Where another country’s law is decisive, we explain that boundary and coordinate, where appropriate, with the client’s existing overseas adviser or an independent professional qualified in that jurisdiction. The client therefore receives a more rounded and connected international plan, while each adviser remains responsible for advice within the adviser’s own jurisdiction.

The practical benefit for the client

The client receives a clear route, a tailored document list, an explanation of material risks in plain English, defined responsibilities and practical next steps. Personal care means accessibility and continuity; it does not mean vague promises. Progress is measured through agreed milestones such as review completed, documents outstanding, filing or signing stage, third-party response and the next action required.

Tell us the countries involved, the result you need, any deadline and the documents already available. We can then identify the Cyprus-law work, the connected services and whether input from another jurisdiction is required. Request a complimentary 20-minute introductory call, subject to availability, conflict, identity and engagement checks. Cyprus Law Chambers™ — Law Chambers Nicos Papacleovoulou LLC.

How we have helped clients in practice

The examples below summarise experiences described by clients in published Google reviews. They show the problems clients brought to us, the help they received and the practical value they found in the service.

Probate support delivered with care

Sue Hutson reports receiving assistance with probate and making a will, and highlights the kindness, understanding and efficiency shown during the process. This reflects the combination families need in estate work: careful legal administration and communication that respects the circumstances.

A Cyprus estate managed for a family abroad

Liz Warwick describes the firm helping her family after her father died unexpectedly in Cyprus, including probate and wills, while much of the family remained in the United Kingdom. The practical benefit was Cyprus-based coordination without requiring the family to manage every step locally.

Clear advice in a difficult inheritance dispute

Gary Foster reports receiving help with a lengthy property inheritance dispute. He highlights clear advice, discussion of contingencies, transparent fees and no false promises. His account demonstrates the value of realistic risk advice and a defined way forward in a contested estate.

These are paraphrased summaries of individual public reviews, not independent case studies or promises of a similar result. Every matter depends on its own facts, documents, law, authorities and third-party decisions.

Cross-border and international estates in Cyprus need coordination

A person may have lived in one country, held citizenship in another and owned assets in several more. That is common. The legal work begins by identifying the documents and jurisdictions involved, not by copying a standard form.

We check existing wills before preparing a Cyprus document. Poorly coordinated wills can revoke one another, use conflicting language or appoint people who cannot practically administer the estate. A shorter document is not always a simpler estate.

Cyprus probate is estate administration, not only court paperwork

The grant is one part of the job. Executors and administrators may also need to trace assets, verify debts, obtain tax or other clearances, deal with banks, protect property, keep records and distribute only when it is safe to do so. We set out the work in stages so the family knows what has been done and what remains.

What to send for an initial Cyprus probate or wills review

A useful starting pack is the death certificate, the will and any codicils, the foreign grant if one exists, a simple family tree, a list of known Cyprus assets and liabilities, and any urgent deadline. Do not send original documents until we confirm that we can act and tell you how they should be delivered.

Request a complimentary 20-minute initial call with a Cyprus lawyer. The call is introductory and helps us understand the matter and explain the next appropriate step. It is subject to availability, conflict, identity and engagement checks and does not constitute legal advice.

Questions to resolve before you instruct us

Do I need a Cyprus will if I own property here?

Often it is useful, but not automatically. We first check your nationality, residence, family position, other wills and the ownership structure of the property. The aim is one coordinated plan, not another document added to the file.

What happens if a person dies without a Cyprus will?

A formal estate-administration process is still required. The applicable succession rules, identity of the heirs, authority to administer, assets, debts and any foreign-law issues must be established before property or funds are transferred or distributed.

Can a UK or other foreign grant be used for probate in Cyprus?

Sometimes a foreign grant can be resealed or relied on through another Cyprus procedure. The answer depends on the country, the type of grant, the will and the Cyprus assets. We review the sealed or original documents before advising on the route.

How long does a Cyprus estate take to complete?

There is no honest single timetable. A straightforward estate with complete documents and cooperative beneficiaries is very different from an estate with property sales, missing records, tax questions or a dispute. We identify the blockers early and report on them.

What documents are useful after a death?

Useful starting documents include the death certificate, original will, family civil-status evidence, proposed representative details, property and bank information, debts, tax records and any foreign probate papers.

Do I need a trust, a will or a simpler arrangement?

Cyprus Law Chambers provides trust and succession-planning advice from Paphos. The first step is to define the family or asset problem, map the relevant people, assets and countries, and assess whether a trust, will, company arrangement or simpler solution is appropriate.

What to send us

Start with a brief, non-confidential outline, the names and countries of the parties, the outcome you need and any deadline. Tell us which documents are available. We will confirm whether we can act, the proposed scope and fees, and how to provide confidential documents securely.

How we organise the team around your matter

A matter is not presented as the work of one person alone. The responsible lawyer leads the legal analysis and decisions, with support from the wider team: Maria, Stella, Spyroulla, Lily, Irene and Nisrin. Chrystalla supports immigration services in Paphos, Katerina supports immigration services in Limassol, and Simos supports services in Limassol and Paralimni. Roles, availability, scope and the person responsible for each step are confirmed for the individual matter.

Being based in Paphos gives clients an established local point of contact. Remote document review and coordinated support allow the firm to assist clients elsewhere in Cyprus and overseas. When in-person attendance, local action or another regulated professional is required, that is identified as part of the plan.

How progress can be measured

We do not promise a legal result that depends on authorities, courts, counterparties or facts outside our control. Progress can instead be measured through practical milestones: instructions and scope confirmed; documents received and reviewed; missing evidence identified; risks and options explained; agreed documents prepared; submissions or transaction steps completed; responses followed up; and the next action recorded.

Where appropriate, the client receives a tailored checklist or action plan so that completed work, outstanding information, external dependencies and upcoming deadlines can be understood.
