Before you reserve a property or pay money
A reservation payment can create practical and contractual consequences. Before funds are committed, we review the proposed reservation terms, identify the seller, confirm what is being reserved, check refund conditions and explain what must still be verified. The estate agent, seller, developer and lender have different roles. A buyer should obtain independent legal advice for the buyer's own interests.

Contract drafting, deposit and completion
We draft or negotiate the reservation, sale, assignment, lease or related agreement, set documentary and payment conditions, coordinate signing and advise on deposit of the contract where applicable. Before completion, we check agreed clearances, banking arrangements, possession, keys, utilities, common expenses and the Land Registry steps. The exact procedure depends on whether the transaction concerns a resale, new build, assignment, company-owned property or property without a separate title deed.
Buying property without a separate title deed
A missing separate title deed does not automatically make a transaction impossible, but it changes the risk analysis. The underlying land title, developer or seller rights, mortgages, permits, deposited contracts, construction status and route to a future deed must be examined. Contract protections should reflect the identified risks, and a buyer should understand what can and cannot be guaranteed before proceeding.
Common questions
Can a foreign national buy property in Cyprus?
Foreign ownership is possible, but the route and required permission depend on nationality, the property and the proposed ownership structure. We confirm the applicable acquisition and compliance steps for the particular buyer.
Does buying a property automatically provide Cyprus residence or citizenship?
No. Property ownership, residence permission and citizenship are separate legal matters. Certain residence routes may use a qualifying property investment as one element, but all immigration criteria must be independently satisfied.
