Moving to Cyprus: A Practical Plan Before You Buy or Relocate

A home in Cyprus can be the beginning of a different way of life. The useful next step is to connect that ambition with a plan: where you will live, how you will support the household, which residence arrangements apply and when the property will actually be ready. A promising shortlist becomes much more valuable when those decisions fit together.
Start with the life you intend to build
Write a short household brief before adding more properties to the shortlist. Who is moving, what nationalities do they hold, and is the intention to retire, work, spend part of the year in Cyprus or establish a permanent base? Set an overall budget and a realistic target date. Identify the practical priorities that could change the choice of home, such as a school journey, access to healthcare or space to work.
Compare an ordinary working week, not only a holiday. Consider transport, shopping, maintenance and how the area feels outside your usual visiting season. Renting initially may be worth comparing with buying immediately, particularly where location or family arrangements remain undecided. That is a planning choice, not a requirement for every move.
Keep property, residence and tax questions separate
For British newcomers, official guidance distinguishes visiting from living in Cyprus. A visitor intending to remain for more than 90 days needs to address temporary residence permission. Treat the property purchase and the immigration assessment as separate workstreams; do not assume that receiving the keys settles the right to live or work in Cyprus.
Ask separately about your tax position in Cyprus and the country you are leaving. Frame the discussion around your actual days, work, income and household circumstances, rather than a general promise of tax savings.
Make the budget bigger than the asking price
Prepare a purchase budget and a first-year living budget. Obtain transaction-specific advice on taxes and fees, and quotations for any works, furnishing, insurance, communal charges and removals. Keep a contingency for timing changes. Where money starts in sterling and payments are in euros, consider the effect of an exchange-rate movement before committing to fixed payment dates.
Align the funding timetable with the contract. A lender discussion, a sale of another home and funds already available are different positions. Confirm what must happen before each payment and independently verify the recipient details.
Plan the first months, not just arrival day
Establish healthcare cover appropriate to the move. Official UK guidance distinguishes healthcare arrangements for residents from those for temporary visitors, and explains the S1 route for eligible people. Do not assume that a travel healthcare card answers the needs of permanent relocation.
Coordinate accommodation, utilities, school enquiries where relevant and any employer arrangements. Keep one working timetable showing each decision, its owner and what must happen first. For a property purchase, the moving date should follow the legal and practical completion position, not replace it.
