Owning Property in Cyprus but Living Abroad: What Should Your Estate Plan Consider?

A person may buy a home in Cyprus, spend only part of the year here and continue to live, work or keep most of the family wealth in another country. The property transaction may be complete, but the estate planning question remains.

If something happens to the owner, the Cyprus property does not exist in isolation from the rest of the estate. The practical objective is to understand how the Cyprus asset fits with the owner's wills, family arrangements and advisers elsewhere.

Start with how the property is owned

The title and ownership structure should be checked first. Is the property owned by one person or jointly? Are there loans, charges or other obligations connected with it? Are the ownership records and key documents readily available to the people who may later need them?

Check the relationship between existing wills

Someone who already has a will in another country should not assume that a new document can simply be added without checking the earlier one. Where more than one will is used, the documents should be coordinated carefully so that one does not unintentionally revoke or conflict with another.

Think about administration, not only inheritance

Estate planning should also consider who will deal with the Cyprus asset in practice. Executors or other personal representatives may need access to the property, title information, bank records, insurance, tax information and local professional support.

Coordinate the jurisdictions involved

Where the owner lives abroad, advice may be required in more than one country. The aim should be to identify the relevant issues early and make sure the advisers understand the wider plan, rather than allowing separate documents to develop without coordination.

A property purchase is also a succession planning moment

For international owners, buying property in Cyprus is a sensible time to review the estate plan. It is easier to organise the ownership records, wills and administration strategy while the owner can make clear decisions than to leave the family to reconstruct the position later.

If you own property in Cyprus and live abroad, a coordinated review can help identify what should be addressed in Cyprus and what should be confirmed with advisers in your country of residence. This article is general information and is not legal or tax advice.
