Pyla Section 03 Cadastral Plans: 10 November 2026 Objection Deadline
URGENT LAND REGISTRY NOTICE | Deadline: 10 November 2026
The Department of Lands and Surveys has published proposed new cadastral plans for Larnaca, Pyla, Section 03. The official DLS page identifies the notice period as 11 September 2026 to 10 November 2026 and invites objections within sixty days from publication.
Who should check the notice?
Owners of the listed properties, buyers, sellers, mortgagees and other interested persons should verify whether the relevant parcel appears in the DLS property lists and proposed plans. This is a parcel-specific process and should not be assumed to affect every property in Pyla.
What documents are available?
The DLS page provides the existing plans 4103, 4111 and 4119, lists of properties and sub-properties, a correspondence table between old and new plans, and proposed plans 2-263-373, 2-263-374 and 2-263-375.
Why this matters before a property transaction
Before reservation, signature, deposit of a sale contract or transfer, compare the title and registered particulars with the proposed cadastral information. Particular attention should be given to parcel boundaries, registered extent, access, the relationship between the parcel and any building or development plans, and whether a proposed change could affect value, use or completion mechanics.
Where a current transaction may be affected, the contract and payment-release structure should not assume that the issue is immaterial. Consider whether a surveyor's comparison, a seller disclosure, a contractual condition or a hold on funds is required until the position is clarified.
How to submit an objection
The DLS objection service is available through e-Services. The applicant must select the relevant property, state the grounds of objection and attach a detailed report explaining the problem created by adoption of the new cadastral plans. The official service page lists the application fee as free and requires a registered and authenticated profile.
How Cyprus Law Chambers can help
We can review the title and transaction documents, compare the DLS lists and proposed plans, coordinate with a surveyor where a technical comparison is needed, assess the effect on a pending purchase or sale, and advise on the legal and contractual steps required before the deadline.
Official sources and related guidance
This publication is general information only. The legal and technical effect of a proposed cadastral plan depends on the particular parcel, registration history, plans and transaction documents.
