Your Cyprus Plan: Buying, Moving and Protecting Your Family

A home purchase, a move and a family plan can look like three different projects. In practice, they often touch the same documents, deadlines and decisions. This is the route map I use to help clients see the whole picture before they sign, pay or rely on a tax result.

Start with the question that feels most urgent

You may be wondering whether you can buy, whether a reservation is safe, whether a property supports a residence route, whether you can work, or what happens to your family if you are no longer here. The answers are connected, but they are not the same legal test.

Plain-English questions and answers

Does buying a home give me Cyprus residence?

No. Property ownership, immigration residence and tax residence are separate. A property may be part of a lawful plan, but the correct residence or work route must be assessed independently before commitment.

Can I work on a visitor permit?

Do not assume so. The visitor category is based on no economic activity in Cyprus. Work, self-employment and remote work require the appropriate current route.

What should be checked before I pay a reservation deposit?

Ask for an independent Land Registry search and a written explanation of ownership, mortgages, memos, prohibitions, planning and building permits, title-deed status, the contract, payment protections, completion and the costs outside the headline price. New-build, resale and assignment transactions need different checklists.

Do non-EU buyers need permission to buy?

Often, yes, but the answer depends on nationality, intended use, the property and the current rules. The Ministry of Interior describes a prior District Administration process under Cap. 109 for non-EU nationals and foreign-controlled companies. EU and third-country regimes should not be mixed together.

What is Regulation 6(2)?

It is one accelerated permanent-residence route for eligible third-country applicants. The current Migration Department page describes a qualifying investment of at least EUR 300,000, secure annual income and continuing conditions. It is not citizenship and it is not a general work permit.

Will my foreign will work for my Cyprus assets?

It may be relevant, but do not assume it is enough. The family, habitual residence, nationality, any express law choice, reserved portions, asset location and probate route should be reviewed together. A Cyprus estate may also require a court, tax, bank and Land Registry workstream.

What does an Apostille prove?

It authenticates the signature, seal or capacity on a public document. It does not certify that the contents are true. The receiving authority still decides whether translation, certification, age and format are acceptable.

Why is the bank asking so many questions?

Identity, address, tax residence, source of funds, source of wealth and beneficial-owner checks are part of ordinary AML and KYC work. Prepare consistent evidence and expect the bank to decide what it needs.
