Cyprus Property Market Trends 2026: Which Areas Are Attracting International Buyers?
Cyprus continues to attract substantial interest from overseas property buyers, but the latest 2026 figures show that demand is not evenly distributed across the island. Data for January to July 2026 shows a particularly strong international presence in Paphos, while Limassol remains the largest district by overall number of registered sale contracts.
For prospective purchasers, investors and people considering relocation to Cyprus, the figures help explain where international demand is currently concentrated, while also showing why it is misleading to speak about a single Cyprus property market.
Paphos leads foreign-buyer demand
Paphos stands out clearly. During the first seven months of 2026, 2,387 sale contracts were registered in the district. Of these, 1,667 involved foreign purchasers, representing approximately 69.8% of the district's registered sale contracts.
That is materially above the Cyprus-wide foreign share of approximately 41.3%. The figures reinforce Paphos's position as one of the island's most internationally oriented residential property markets.

Larnaca: 2,599 sale contracts, 1,210 foreign contracts, foreign share 46.6%.

Larnaca and Famagusta also show strong international participation
Larnaca recorded 2,599 sale contracts, of which 1,210 involved foreign purchasers. This represents approximately 46.6% of the district's market by registered contracts. Famagusta recorded a smaller overall volume, 538 contracts, but foreign purchasers accounted for 250, or approximately 46.5%.
In proportional terms, both districts therefore show international participation above the national average.
Limassol leads overall transaction volume
Limassol recorded the highest overall number of registered sale contracts among the districts shown, with 3,959 between January and July 2026. Of these, 1,446 involved foreign purchasers, representing approximately 36.5%.
This distinction matters. Paphos has the highest proportion of foreign-buyer contracts, while Limassol has the highest overall contract volume. The two figures describe different aspects of market activity.
Nicosia remains more domestically driven
Nicosia recorded 2,564 sale contracts, with 407 involving foreign purchasers. At approximately 15.9%, its foreign-buyer share is substantially below the coastal districts, reflecting a market that remains more domestically oriented.
The Cyprus-wide picture
Across Cyprus, 12,047 sale contracts were registered during January to July 2026. Foreign purchasers accounted for 4,980 of those contracts, approximately 41.3% of the national total.
The geographical differences are substantial. Each district has its own buyer profile, property mix, pricing dynamics and level of international participation. Market statistics are useful context, but they should not be treated as a substitute for property-specific legal and commercial due diligence.
What should a buyer consider before purchasing?
A buyer should not select a property solely because a particular district is popular or because transaction volumes are rising. Before committing to a Cyprus property acquisition, the legal position of the individual property must be examined carefully.
Ownership and title position.
Mortgages, memos and other encumbrances affecting the property.
Planning and building permits, approvals and any irregularities.
The terms of the reservation agreement and Contract of Sale.
VAT, transfer fees and other transaction costs that may apply.
Permission to acquire immovable property where legally applicable.
Protection of the purchaser's contractual rights through the appropriate Land Registry procedure.
The legal risk can differ considerably between a resale property with a separate title deed and a new-build or off-plan development. Independent legal advice should therefore be obtained before signing binding documentation or paying substantial funds.
