How to Prepare for Your First Meeting with a Cyprus Property Lawyer
Updated: Sep 7
A well-prepared first meeting with a Cyprus property lawyer helps identify legal risks early, avoids duplicated work and allows the transaction timetable to be assessed realistically. You do not need to have every document before contacting us, but the following information is useful.
Before the meeting
Send the property address, development name, unit number and Land Registry details if available.
Provide the asking price, agreed price and details of any reservation payment.
Identify the seller, developer, estate agent and any other lawyers involved.
Explain whether the purchase is for residence, investment, retirement or a residence-permit application.
Confirm your preferred ownership names and whether finance is required.
Tell us about any deadline, planned travel or expected completion date.
Documents to bring or send securely
Passport or identity document for each proposed purchaser.
Recent proof of residential address.
Reservation agreement, offer, brochure or agent correspondence.
Draft sale or assignment agreement, if already provided.
Title deed, search certificate, plans or permits received from the seller.
Evidence of the source and route of purchase funds.
Company, trust or power-of-attorney documents if another structure is involved.
Why source-of-funds information is requested
Cyprus lawyers must complete client-identification and anti-money laundering checks. Questions about the source of funds, beneficial ownership and payment route are a normal part of regulated legal work. Documents should be provided through the secure method agreed with the office, not through an unverified link or informal contact.
Questions worth asking
Who does the lawyer represent and is there any conflict of interest?
What due diligence will be completed before signing?
Does the property have a separate title deed?
Are there mortgages, memos or other encumbrances?
Which planning and building documents should be checked?
When should the contract be deposited at the Land Registry?
What taxes, VAT, transfer fees and disbursements may apply?
Which matters are outside the agreed legal scope?
Do not sign or transfer funds too early
A reservation agreement or deposit can create practical and legal consequences. Where possible, obtain independent legal advice before signing, paying a substantial amount or accepting a deadline that does not allow adequate due diligence.

What happens after the meeting
We will identify the likely legal route, list the missing documents, explain the proposed scope of work and highlight issues requiring specialist tax, immigration, surveying or planning advice. No outcome is guaranteed, and recommendations remain subject to the documents and official searches.
From property information to a controlled transaction decision
The value of the legal review lies in the decision it supports. The file should distinguish issues that stop the transaction from issues that can be resolved by evidence, contract wording, retention, release mechanics or an informed commercial choice.
The practical file should normally contain a prioritised findings note, a document and responsibility schedule, the protections required in the reservation or sale contract, any payment or mortgage-release conditions and the next decision gate.
Cyprus Law Chambers handles the Cyprus legal workstream and identifies when a surveyor, architect, tax adviser, bank or foreign adviser must provide a separate opinion.
