Equity is the value of your interest in a property after the debts secured against it are taken into account. It is not a separate bank account. Turning that value into money usually requires a sale or a financing arrangement, and the amount available may be much less than the apparent equity. [7]
Hypothetical illustration only: a home valued at £450,000 with £150,000 of secured debt has £300,000 of equity before selling costs. That calculation does not mean a lender will advance another £300,000. It does not establish that this finance is available or that the homeowner is eligible.
Why the phrase causes confusion
In everyday conversation, “releasing equity” may mean raising money through a remortgage or additional secured borrowing. In the UK, “equity release” also describes a particular later-life product category. It is important to ask which meaning is intended before comparing options. [4]
A lifetime mortgage is a loan secured on the home while ownership is retained. Depending on the arrangement, interest may accumulate instead of being paid regularly. Repayment is linked to events such as sale, death or a move into long-term care. Product conditions and the position of joint borrowers require careful review. [5]
Home reversion is different: the owner sells all or part of the home while retaining agreed occupation rights. It should not be described as merely another loan. The amount received and the share of future sale proceeds retained need separate attention. [6]
Is UK-style equity release available in Cyprus?
The current public Cyprus bank material reviewed for this series did not establish an openly marketed, standard retail lifetime-mortgage or reverse-mortgage product equivalent to the UK later-life category. That is a limit on what has been verified, not proof that no bespoke arrangement could exist.
Accordingly, do not rely on either “Cyprus definitely has UK-style equity release” or “there is no way to access value in a Cyprus property”. Ask the proposed lender to identify the actual facility, its current terms, eligible borrowers and accepted security. A conventional loan against an existing property is not automatically a lifetime mortgage. The mortgage application guide addresses mainstream lending separately.
Section 4(2)(a) of Cyprus Law 41(I)/2017 excludes certain equity-release credit agreements from that law’s scope where the statutory criteria are satisfied. Recognition of a legal category is not evidence that a lender offers it. The actual agreement needs its own regulatory and legal assessment. [10]
Test the arrangement by its obligations
Our suggested review begins with five questions. Will you still own the property? Must you make monthly payments? What event makes the full balance due? What happens if you move abroad? Which property and whose assets are exposed if the arrangement fails?
Request a worked illustration showing the future balance, all charges and the effect of early repayment. Where a lender or adviser refers to a “no-negative-equity guarantee”, ask for its wording and conditions. Do not assume a protection associated with one overseas product applies to a different Cyprus facility.
Questions buyers ask
Can I use existing Cyprus property as security for another purchase?
Ask a lender to assess that precise proposal. Ownership alone does not establish an available facility, acceptable title, sufficient valuation or repayment capacity.
Is equity release free money?
No. There is a financing cost or a transfer of an ownership interest, and there may be consequences for future housing choices and the estate.
What should an overseas homeowner read next?
The UK and Canadian home-equity article (forthcoming in this series) explains why the rules of the country where the existing home is located remain important even when the purchase is in Cyprus.
Request a Cyprus legal review of the proposed structure. Overseas product advice should be obtained in the relevant jurisdiction.
