Money raised against a home in the UK or Canada may form part of a Cyprus purchase funding plan, provided the relevant lender permits the arrangement and the transaction satisfies the applicable checks. The debt does not cease to exist because its proceeds are spent abroad. Start by establishing which property secures the loan and how that loan will be repaid.
A UK property: identify the product before planning the move
Ask a UK lender or appropriately authorised adviser whether the proposal involves a remortgage, further advance, second-charge lending or later-life equity release. Do not assume that an offer based on your present circumstances remains available after a change in residence or employment.
For a UK lifetime mortgage, MoneyHelper states that the property must be the borrower’s main residence. A plan to relocate permanently to Cyprus therefore needs explicit discussion before the arrangement is treated as suitable. The practical question is not only whether the proceeds can be used abroad, but whether the intended way of living remains compatible with the product. [5]
Read the equity-release terminology guide before comparing offers.
A Canadian property: HELOC and reverse mortgage are different
A home equity line of credit, or HELOC, is revolving borrowing secured against a home. Interest is charged on the amount used, and repayments remain due. Paying only the interest does not repay the capital. A HELOC should therefore have a repayment plan rather than being treated as permanently available purchasing power. [8]
A Canadian reverse mortgage follows a different structure. The Financial Consumer Agency of Canada explains that the security property usually needs to remain the borrower’s primary residence, typically occupied for at least six months a year. That point is particularly important for a buyer planning permanent relocation, rather than occasional holidays in Cyprus. [9]
Compare the two countries’ obligations together
Our practical recommendation is to prepare one consolidated funding schedule, not a separate optimistic budget for each country. It should show the existing mortgage, new borrowing, any proposed Cyprus loan, ongoing household costs and the currency in which each amount is earned or paid.
Ask what happens if the existing home is sold, let, left unoccupied or transferred. Ask whether the proposed overseas purchase is an accepted use of the proceeds. Record any required consent in writing. Where two lenders are involved, disclose the other facility and do not describe borrowed money as debt-free savings.
Keep the funding trail intact
Retain the signed facility, completion or drawdown statement, evidence of receipt, currency-conversion record and onward transfer confirmation. The documents should explain both the origin of the money and the liability created by obtaining it. See our source-of-funds guide and the cross-border payment checklist (forthcoming in this series).
Align the overseas drawdown date with the Cyprus contract. A funding route that is theoretically available but cannot complete before the seller’s deadline is not a workable completion plan. Our finance-condition article (forthcoming in this series) explains the contractual questions.
Questions buyers ask
Can I move a UK or Canadian mortgage onto the Cyprus home?
Do not assume that portability allows a change of country or security. Obtain express confirmation of what the lender permits and have the legal structure reviewed in both jurisdictions.
Does paying the Cyprus seller without a Cyprus mortgage make me debt-free?
No. It may mean the Cyprus acquisition is not financed by a Cyprus mortgage, but the overseas debt and its security remain part of your financial position.
Is borrowing automatically accepted for a residence-by-investment application?
Do not assume so. Review the specific immigration route and funding evidence separately through our property-and-residence guide.
